Is there any cost or obligation if I request an offer?

Simplicity and convenience is our approach. That’s why there are no fees or obligations when you request an offer from us. We don’t charge commissions or fees of any kind, and you’re under no obligation to accept our offer. If you decide to sell to us, we often pay the typical closing costs. Our goal is to provide you with a stress-free selling experience.

Can I expect an offer that reflects the current market value of my house?

We understand the importance of transparency and fairness in every transaction. How is my offer determined?

Several factors are considered when formulating a competitive offer. We consider these various factors:

- The terms of the sale.

- The scope and cost of necessary repairs for resale.

- The time required to complete the needed repairs.

- Your home’s value in comparison to other comparable homes in the vicinity.

- The expenses associated with maintaining your home during repairs—including but not limited to taxes, payments, insurance, utilities, and homeowners association dues.

Is the offer negotiable?

Since we are independently owned and operated, we have the flexibility and freedom to reach a solution that meets the needs of both parties. If you have questions about the offer and want to talk about it or negotiate, you are free to do so!

How long do I have to consider offers?

Offers are valid for three business days and then must be accepted or rejected.

How long will closing take?

We understand the importance of timing when it comes to closing on a property, and we strive to accommodate your schedule and preferences. Sometimes, we can close in as little as three weeks, although sometimes circumstances dictate a longer timeline. We are flexible and can generally adjust the timeline to suit your needs. Your satisfaction is our priority, and we are committed to providing a smooth and convenient closing process tailored to you.

How does the closing process work?

You have enough to handle with moving, so Block 14 makes everything else easy! That means we handle the closing process with minimal need for you to get involved.

We will assign a dedicated Transaction Coordinator to you. They will talk you through the steps in the process and work with you to resolve any issues that arise. In most cases, all you’ll need to do is sign some paperwork. We take care of all of the details with escrow and title during the closing process.

Are there any hidden fees or additional costs?

No. When you work with Block 14, you don’t pay us. We don’t charge commissions, real estate fees, or service charges. We also typically pay closing costs. We believe in providing a clear and straightforward transaction process for our clients. Our commitment to transparency and integrity means you can trust us to deliver a fair transaction every step of the way.

How does Block 14 make money without charging any seller fees?

We either charge fees to an investor purchasing the property, or the property is added to our portfolio and we collect payments and/or fees from a Tenant/Buyer. The payments and/or fees are collected separately from the offer presented to the you, the homeowner. Therefore, the offer you are presented is the offer you will receive, no bait and switch or strings attached.

Can I get a cash advance?

You may be eligible to receive a cash advance up to $10,000 after you have signed the purchase agreement and the 3 day cancellation period has expired.

What happens after I accept the offer?

Once you verbally accept the offer, we will present you with a purchase contract to sign that will formalize the agreement. Then, one of our Transaction Coordinators will reach out to you to set a convenient closing date with a title company or closing attorney.

What happens if I change my mind after accepting the offer?

We understand that circumstances may change. After signing the contract to accept our offer, you have the next three (3) days to consider your decision. If you change your mind during this period, you can cancel the contract by notifying us. We want you to feel confident about your decision.

Can I live in the house after I sell it if I am actively looking for my next home? If yes, for how long?

One of the advantages of working with Block 14 is the flexibility we offer. You can live in the house for up to 30 days after you close at no additional cost.

To ensure that you leave the property at the agreed upon date, some of your profit will be released after your move-out is confirmed. All we ask is that you tell us about your situation in advance so that we can accommodate for this contingency in the Purchase Agreement.
